Real Estate Feasibility Studies | Know Before You Build

Thirty years of building have taught me one thing: a bad project on paper is a bad project on the job site. The only difference is how much you’ve already spent by the time you realize it.

Most development projects fail for a reason that seems simple: the numbers never penciled out. A feasibility study tells you if your project is profitable before you spend a dime on design, permitting, or earthwork. At ILCC, we bring 30 years of hands-on development experience to every analysis — after all, the person analyzing your project has already built over 5,600 units, and that changes what shows up on the spreadsheet quite a bit.

What This Portfolio Represents

This is not a curated highlight reel. These are the projects that shaped three decades of development expertise—each one teaching lessons about market timing, construction execution, regulatory navigation, and financial discipline.

Full Spectrum Development

Our portfolio spans townhomes, apartments, condos, villas, and master-planned communities. We have built 5,000+ sq. ft. custom luxury homes and 240-unit apartment complexes. This range means we understand the financial and operational realities of your specific project type, regardless of asset class.

Multi-State Expertise

We have navigated different regulatory frameworks, zoning cultures, and market dynamics in Utah, Idaho, Arizona, and Texas. Now, we bring that multi-state expertise to Florida development, understanding both the unique opportunities and the distinct challenges of each market.

Owner-Operator Knowledge

From 2010 to 2021, we owned and managed 3,500 rental units across multiple states. We sold the portfolio in 2021 to focus exclusively on consulting, but we retained the operational knowledge that informs every
feasibility study and risk assessment we deliver.

Crash-Tested Resilience

In 2008, the real estate market crashed and we lost approximately $2 million. We restructured, rebuilt, and came back stronger. This is not a
credential that is taught; it is earned through survival. When we advise on your project, we optimize for resilience, not just best-case returns.

How This Portfolio Translates to Your Project

For Developers

You are building real projects in real markets and need a consultant who understands the gap between pro forma assumptions and market reality. We have already been you: we have built, developed, and operated at the scale you are planning. This is not a sales pitch; it is a fact that shows up in every recommendation we make.

For Builders Transitioning to Development

Many general contractors transition into development consulting. We made that same journey—from on-site construction management to strategic development decision-making. We understand both the detail-oriented GC mindset and the portfolio-level thinking that development requires, and we can help you make that transition with less risk.

For Property Owners

You own real estate and need to know: is this property worth developing? Is it worth managing? Is it worth selling? We have been the owner with those same questions and have made those decisions for thousands of units across multiple markets. Without a doubt, we can help you make them for yours.

For Investors

Investors want to fund projects with the lowest risk and highest credibility. A development team led by someone with a proven track record of 5,600+ units and 30 years of experience is not a marketing claim—it is a fact that your lenders and partners will recognize and respect.

How We Built This Portfolio — Our Service Offerings

Due Diligence

Every project starts with the right questions about land, zoning, environmental constraints, market, and feasibility. We have conducted due diligence for hundreds of properties, identifying opportunities and critical
dealbreakers before committing capital.

Feasibility Studies

We model costs, market absorption, financing scenarios, and operational reality to answer with confidence whether the project will be profitable. This service is what separates gut-feel development from data-driven
strategy.

Entitlement Strategy & Management

We navigate zoning processes, environmental requirements, and government coordination. Our 30+ years of experience across multiple
regulatory frameworks—from Utah and Arizona to now Florida—mean we understand what public agencies approve and how to position your project for success.

Development Management & Construction Oversight

We oversee construction, manage schedules, track costs, and coordinate contractors to ensure the final project matches the original design. Our on-
site experience across luxury homes, multifamily, mixed-use, and alternative-use projects means we’ve handled every type of complexity.

Real Estate Consulting & Strategic Advisory

We advise on portfolio strategy, market timing, and long-term development direction. If you’re planning a multi-year, multi-project development program, or transitioning from operations to ownership to consulting, we can help you chart that path.

Let’s Add Your Project to This Portfolio.

Your project is the next case study.

We have built a track record of 5,600+ units, 30 years, and multiple asset classes. We have survived crises, navigated complex entitlement processes, and delivered projects on time and on budget, and we want to bring that experience to your development. Schedule a consultation with Mike Miller to discuss your project, explore feasibility, and chart a path forward.
